For new construction homes, it’s best to schedule the inspection a few weeks before closing. This gives your inspector time to identify any defects or unfinished work, and it allows the builder enough time to address those issues before you sign the final paperwork.

Some buyers also choose to schedule additional inspections at key stages, such as:

  • Pre-drywall inspection – before walls are closed up, so hidden issues can be caught early
  • Final inspection – right before closing, to confirm the home is safe, functional, and move-in ready

By inspecting before closing, you ensure that your new home meets quality and safety standards, and you avoid unexpected surprises after move-in.
