While a home inspection covers the entire property, there are a few systems that are considered the most important because they affect safety, comfort, and long-term value. The top five include:
- Roof – checked for leaks, damaged shingles or tiles, and overall condition
- Plumbing – inspected for leaks, water pressure, drainage, and water heater performance
- HVAC (air conditioning & heating systems) – evaluated for efficiency, safety, and lifespan
- Electrical system – panel, wiring, outlets, breakers, and GFCI protection
- Safety hazards – issues such as faulty smoke detectors, missing handrails, or structural risks
These areas are critical because problems here can lead to expensive repairs and major safety concerns if left unaddressed.
